How to check a housing society NOC in Islamabad and Rawalpindi
Check one named society and one phase, yourself, in about two minutes. Do not accept a screenshot, a dealer list, or a page that says only "approved".
Step 1 — Pick the right authority
- Islamabad = CDA (Capital Development Authority).
- Rawalpindi district = RDA (Rawalpindi Development Authority).
- Lahore = LDA. Other Punjab districts = PHATA. Do not mix them.
- Fazaia is a special case: it does not appear on RDA or CDA portals. It operates under the PAF Directorate of Estate Projects. Do not verify it on RDA, and do not list it as RDA-approved.
Step 2 — CDA check, Islamabad
- CDA website > Schemes > Housing Schemes > Private Housing Schemes.
- Search by the exact name and phase. Jinnah Garden Phase I, Phase II, and Phase-1 Extension are three separate entries — do not merge them.
- Read the LOP line and the NOC line separately.
- Then check the CDA Illegal Private Housing Schemes page, same exact name and phase.
- For a specific plot: CDA Online Property Verification Service (OPVS/IPVS) at opvs.cda.gov.pk — register, search the plot/map, and request an Online Property Verification Report (OPVR).

Step 3 — RDA check, Rawalpindi
- RDA official website (rda.gop.pk as named in sources) — approved schemes list and fraud-warning/illegal notices, by exact name, phase, and extension.
- Use Punjab's central Approved Housing Societies portal as a first filter only, then confirm on RDA's own list.
- Write down: scheme, phase/extension, land area if shown, status as shown, and today's date. If the status is partial, extension, or revised, it covers only that part — not the whole scheme.
Step 4 — Write it down before you pay

Do not pay token money until the society transfer office also confirms, in writing, for your exact plot or file number: transfer fee, unpaid dues, possession status, allotment/possession letter, and No Demand Certificate.
