Transfer total-cost calculator, Pakistan: FBR 236K and 236C, plus stamp duty, registration, and society
Calculator — above the fold
Warning — stamp duty is blank on purpose No 2026-27 stamp-duty percentage was confirmed from an official source in Phase 0. This calculator therefore does NOT invent one and does NOT silently use 0. Enter the stamp-duty amount from your official e-Stamp challan (Challan 32-A) or registrar notification for your exact city, and the registration and society amounts from the registrar and society transfer office. Until you enter them, the total shown is the FBR total only, and it is labelled as incomplete.
Worked example — re-run
Rs 20,000,000 transaction, declared price = FBR value = DC value = Rs 20,000,000, filer buyer and filer seller:
- Tax base: Rs 20,000,000
- Buyer 236K at 1.25%: Rs 250,000
- Seller 236C at 2.75%: Rs 550,000
- FBR total: Rs 800,000
Stamp duty, registration, and society lines are shown separately on this calculator, once you enter them from official sources. An earlier deep-research example that gave a buyer total of Rs 671,800 on a Rs 20m case used its then-stated inputs and is NOT copied here — re-run your own case above.
FBR rates used — Tax Year 2027, Finance Act 2026, card updated 30 Jun 2026
| Section | Filer (ATL) | Non-filer (not on ATL) |
|---|---|---|
| 236K — buyer | 1.25% flat, all values | 10.5% up to Rs 50m; 14.5% Rs 50–100m; 18.5% above Rs 100m |
| 236C — seller | 2.75% flat, all values | 11.5% flat |
Late-filer tier: abolished for 2026-27. It existed only in 2024-25 and 2025-26.
Why non-filer rates disagree across competitor pages: some pages show 236K non-filer 12%/16%/20% and 236C 10%, and others show 236C 5.5% and 236K 2.5%. Those disagree with the FBR-card summary above and must not be used. This calculator uses the card summary, with a live re-read owed on launch day.
Three different numbers, never mixed: declared price, FBR value, and DC value. Stamp duty is charged on the higher of declared price or DC value, via Challan 32-A. Islamabad has its own CDA/registry route — do not apply a Punjab DC table to an Islamabad sector, or vice versa. A challan is valid only to its printed date (commonly 90 days, per sources).
What we did not check
- Stamp-duty percentage — enter it from your official challan, it is not pre-filled
- Registration and society fee amounts — enter them from the registrar and society, in writing
- Capital gains tax on filing
- Society dues for your specific plot
- Legal fees
This page does not replace a live authority check or a society transfer-office confirmation for your exact plot or file.
