Bahria Enclave plots guide, Islamabad: sector ranges, and the NOC conflict shown honestly
Warning — NOC conflict, unresolved Sources disagree about Bahria Enclave's CDA status, and this page shows that disagreement instead of picking one side. See the conflict box below, and check the live CDA page for your exact phase before paying.
ASKING ranges by sector and size — Sep 2026 sector sweep, unless stated
| Size | ASKING range | Note |
|---|---|---|
| 5 marla, Sector O | Rs 22,00,000–55,00,000 (Rs 22–55 lakh) | Early-stage sector, verify legals — see conflict box |
| 5 marla, Sector H | Rs 95,00,000–1,35,00,000 (Rs 95 lakh–1.35 crore) | Higher-demand sector in the same sweep |
| 5 marla, other guide table | Rs 50,00,000–1,15,00,000 (Rs 50 lakh–1.15 crore) | Different guide, different date/method — shown, not averaged |
| 5 marla, single-listing average | Rs 90,00,000 (Rs 90 lakh) | Single listing average, not a sector price |
| 8 marla | About Rs 65,00,000–2,20,00,000 | Same Sep 2026 sweep |
| 10 marla | Rs 1,00,00,000–3,00,00,000 (Rs 1–3 crore) | Same Sep 2026 sweep |
| 1 kanal | Rs 2,20,00,000–4,85,00,000 (Rs 2.20–4.85 crore) | Same Sep 2026 sweep |
| 5 marla houses (guide table) | Rs 1,55,00,000–2,85,00,000 (Rs 1.55–2.85 crore) | Houses, not plots — do not mix with plot rows |
A single "Bahria Enclave price" is meaningless. Sector, size, possession pocket, and verification risk move the price inside these ranges.
NOC conflict — both sides, dated
- One set of sources reports: LOP approved 29 Dec 2020 and NOC issued Apr 2022 for about 12,543 kanal in Zone IV.
- Another live-list count, dated 2 Oct 2026, shows Bahria Enclave Phase-I as LOP approved but NOC not issued.
- Enforcement reports: a CDA notice in Mar 2026 alleging expansion beyond approved boundaries, and Sep 2026 reports of CDA sealing site/marketing offices over an alleged expansion to over 18,000 kanal.
These cannot all be presented as settled fact. What to do: check the live CDA Private Housing Schemes page for the exact Bahria Enclave phase you are buying in, check the CDA illegal list for the same phase, then check OPVS for your exact plot, then get written confirmation from the society transfer office for dues and possession. NOC check steps →
Layout approval is not plot approval. A sector being laid out is not the same as a plot being approved for sale.
Sector H vs Sector O — same size, different risk
5 marla ASKING in Sector H (Rs 95 lakh–1.35 crore) and in Sector O (Rs 22–55 lakh) differ by more than the land. Sector O in the Sep 2026 sweep carried an explicit "verify legals" note, and competitor pages noted litigation history for Sector O. A lower price with higher verification risk is not a bargain until the CDA, OPVS, and transfer-office checks above are done in writing.
What we did not check
- A settled CDA NOC status for Bahria Enclave — conflict, see above
- Ownership, dues, or possession for any specific plot
- Any sold price
- A recommendation of any sector
This page does not replace a live authority check or a society transfer-office confirmation for your exact plot or file.
